Fort Lauderdale · Broward County
Impact windows and doors in Fort Lauderdale.
Waterfront homes, high-rise condos, and new construction, built to the strictest wind standard in Florida.

Fort Lauderdale is in the High-Velocity Hurricane Zone
Broward County is one of only two counties in Florida’s High-Velocity Hurricane Zone. That means every window and door we install in Fort Lauderdale is a product tested and approved for HVHZ use, usually documented with a Miami-Dade Notice of Acceptance (NOA). A product approved only for use outside the HVHZ cannot be permitted here, even if it is impact-rated.
We match each opening to an approved product rated for its size and design pressure. Corner openings, upper floors, and homes directly on the ocean or the Intracoastal typically see higher pressures than interior lots, and the product selection has to account for that.
Permitting in the City of Fort Lauderdale
Window and door replacement requires a building permit from the City of Fort Lauderdale. We prepare the application with the opening schedule, product approvals, and any required design-pressure documentation, submit it, respond to plan review comments, and schedule the inspections. You can follow each step in your client portal.
Condos and high-rises
Much of Fort Lauderdale’s beachfront and Intracoastal frontage is condominium living. In most buildings, unit owners need association approval before replacing windows or sliding doors, and many associations specify the frame color, glass tint, or product line to keep the facade consistent. We work from your association’s requirements, coordinate with building management on elevator use, work hours, and insurance certificates, and handle the city permit.
Waterfront homes
On the isles and canals, the best rooms face the water, and the openings tend to be large. Multi-panel sliding and folding glass doors and oversized fixed glass let you keep the view, provided the system is approved for the opening size and pressure. Salt air is hard on hardware and finishes, so we specify frames, finishes, and fasteners suited to coastal exposure.
