Pompano Beach · Broward County
Impact windows and doors in Pompano Beach.
Oceanfront condos and Intracoastal homes, built to the High-Velocity Hurricane Zone standard.
A coastline that sets the bar
Pompano Beach has about three miles of beachfront along State Road A1A, running north to the Hillsboro Inlet, the city’s opening to the ocean and an entrance to the Intracoastal Waterway. Homes and condominiums on the barrier island face direct ocean exposure, and properties along the Intracoastal take wind straight off open water. Those are the conditions every window and door here has to be selected for.
Further inland, the same rules apply with lower exposure. A single-family home a few miles west still needs approved impact products, but the design pressures on its openings will usually be lower than on a beachfront tower, and that affects which systems and sizes make sense.
Pompano Beach is in the High-Velocity Hurricane Zone
Broward County is one of only two counties in Florida’s High-Velocity Hurricane Zone. Every window and door we install in Pompano Beach is a product approved for HVHZ use, usually documented with a Miami-Dade Notice of Acceptance (NOA). An impact product approved only for use outside the HVHZ cannot be permitted here.
We match each opening to an approved product rated for its size and its design pressure. Corner units, upper floors, and oceanfront elevations typically carry the highest pressures, and large openings there may call for a heavier system than the same opening on an interior lot.
Permitting with the City of Pompano Beach
Window and door replacement inside city limits is permitted through the City of Pompano Beach Building Department, which runs applications, plan review, and inspection scheduling through its online permitting and electronic plan review system. We prepare the opening schedule and product approvals, submit the application, answer plan review comments, and book inspections. Each step shows up in your client portal.
Condos on the beach and the Intracoastal
If you own a condominium unit, plan on association approval before any window or sliding door is replaced. Many associations specify frame color, glass tint, or a particular product line so the facade stays consistent. Send us your building’s specifications and we will design the replacement to them, then coordinate with management on elevator reservations, work hours, and certificates of insurance.
Salt air and large openings
On the water, the best rooms usually have the biggest openings. Multi-panel sliding glass doors, folding doors, and oversized fixed glass keep the view open, as long as the system is approved for that size and pressure. Salt is hard on hardware and finishes, so we specify frames, finishes, and fasteners for coastal exposure rather than inland defaults.

Pompano Beach questions
Do impact windows in Pompano Beach need a Miami-Dade NOA?
Pompano Beach is in Broward County, which is in the High-Velocity Hurricane Zone, so products must be approved for HVHZ use. That is usually shown with a Miami-Dade NOA. We include the approval documents with your permit application.
Can I replace the sliding doors in my oceanfront condo?
Usually, yes, with your association’s approval and a city permit. Ask building management for the window and door specifications, and we will select an approved product that meets them and the pressure at your unit’s height and location.
Who handles the permit and inspections?
We do. We prepare and submit the application to the City of Pompano Beach, respond to plan review, and schedule the inspections. You can follow progress in your client portal.
