Impact Pivot Doors

One oversized panel, turning on a concealed pivot, for an entrance people remember.

What a pivot door is

A pivot door swings on a pin set into the floor and the head of the frame instead of on hinges along one edge. Because the weight is carried by the pivot hardware rather than by hinges, a pivot door can be much wider and taller than a conventional door. The result is a single, uninterrupted panel, often glass framed in aluminum, that becomes the centerpiece of a modern facade. An impact pivot door does this while meeting the same hurricane requirements as every other exterior opening.

Offset vs. center pivot

  • Offset pivot: the pivot sits a short distance in from one edge. Most of the panel swings to one side, leaving a wide, usable passage. This is the most common choice for a front entrance.
  • Center pivot: the pivot sits closer to the middle, so the panel rotates with part of it swinging in and part swinging out. It has a dramatic look but splits the opening into two narrower passages, so it suits wide openings where clear width is less of a concern.

Pivot location also affects how the door feels to open, the hardware required, and how the panel seals against the frame, so we decide it alongside the system rather than after.

Approvals and size constraints

The approval is the real limit on a pivot door. Each impact-rated system is tested at specific maximum panel sizes and design pressures, and the range of approved pivot options is narrower than for sliders or standard hinged doors. That is why we choose the system early, before the opening is framed or finalized on the plans. A very large panel is also heavy, so the floor and head have to be built to carry the pivot hardware.

In Broward County, part of the High-Velocity Hurricane Zone, the door must be approved for HVHZ use, typically shown with a Miami-Dade NOA. In Palm Beach County, a Florida Product Approval or Miami-Dade NOA is accepted, and the opening must meet its required design pressure. Replacing or adding an exterior door requires a building permit, which we handle along with the inspections.

Designing a statement entrance

A pivot door works best when the whole entry is designed around it. Decisions to make together:

  • Panel material: full glass for light and transparency, or an obscure or tinted glass for privacy.
  • Handles: long vertical pulls are the typical choice and suit the scale of the panel.
  • Frame finish: matched to the windows and other doors on the facade.
  • Surrounding glass: fixed panels beside or above the door, where the approval allows, to extend the glass across the entry.

How the project works

Pivot doors are most often part of new construction or a major renovation, so we often work with the builder and architect from the drawings stage. See our work with builders and architects and our process. We select the system from ES Windows, PGT, CWS, ETI, or Velocity, coordinate permits and approvals, and install and inspect, with progress tracked in your client portal. If a pivot is not the right fit for your opening, an impact entry door with sidelites gives a similar presence. Compare all impact doors, including sliding, folding, and French doors, and pair them with impact windows. We serve Fort Lauderdale, Parkland, Boca Raton, Palm Beach, and our other service areas.

Pivot door questions

Are impact-rated pivot doors available?

Yes, but the range of approved systems and sizes is narrower than for other door types. We match the design to an approved product before the opening is finalized.

Can I replace an existing front door with a pivot door?

Sometimes. It depends on the opening size, the floor and head structure, and whether an approved system fits. Enlarging the opening is structural work we scope during the consultation.

Which is better, offset or center pivot?

For most front entrances, an offset pivot gives a wider usable passage. A center pivot is more sculptural and suits very wide openings. We show you both against your plan.
