Impact windows and doors in Weston.

Master-planned neighborhoods on the edge of the Everglades, built to the High-Velocity Hurricane Zone standard.

A master-planned city at the Everglades

Weston is a master-planned city in western Broward County, much of it developed by Arvida as the community originally called Indian Trace. It incorporated as a city in 1996, and its entire western edge borders the Everglades. More than a square mile of the city is water, including the lake that Weston Town Center Park runs along.

Planned communities tend to have consistent architecture and, often, association rules about how exteriors look. That shapes a window and door project as much as the code does: the new openings have to pass the HVHZ requirements and match what your community allows.

Weston is in the High-Velocity Hurricane Zone

All of Broward County is in Florida’s High-Velocity Hurricane Zone, and Broward is one of only two counties that are. Every window and door we install in Weston is approved for HVHZ use, usually documented with a Miami-Dade Notice of Acceptance (NOA). An impact product approved only for use outside the HVHZ cannot be permitted here, no matter how far inland the house sits.

We match every opening to an approved product rated for its size and design pressure. Openings facing open water, two-story elevations, and corners get their own check, and large sliding or folding doors to the pool are sized to what the approved system allows.

Permitting with Weston Permitting Services

Building permits in Weston go through Weston Permitting Services at the City’s Administrative Service Center, with applications submitted through the City’s ePermit portal. Building permits there are governed by the Florida Building Code and Broward County requirements. Exterior window and door replacement needs a permit; we prepare the opening schedule and product approvals, submit the application, answer plan review comments, and schedule inspections. You can follow each step in your client portal.

HOA approval comes first

If your home is in a community with a homeowners or condominium association, get its approval before replacing exterior windows or doors. The association’s review is separate from the City permit. Associations commonly regulate frame color, glass tint, grid patterns, and door styles. Send us your community’s guidelines or application form, and we will specify products that meet them and provide the product details the association asks for.

Weston questions

Who issues window and door permits in Weston?

Weston Permitting Services, through the City’s ePermit portal. We prepare and submit the application, respond to plan review, and schedule inspections.

Do I need my HOA’s approval too?

If your community has an association, yes, get its approval before work starts. It is a separate process from the City permit, and we can supply the product information for both.

Weston is far from the beach. Do I still need HVHZ products?

Yes. The High-Velocity Hurricane Zone covers all of Broward County. Products must be approved for HVHZ use, usually shown with a Miami-Dade NOA.
