Coral Springs · Broward County

Impact windows and doors in Coral Springs.

A planned city with high standards for how homes look, and the HVHZ standard for how they hold up.

A city planned from the start

Coral Springs sits in northwest Broward County, about 20 miles northwest of Fort Lauderdale, between Parkland to the north and the Everglades to the west. Chartered in 1963, it was planned as a whole and developed mainly by Coral Ridge Properties, the company it is named for. The canals and levees built after a severe 1947 flood drained the land and made that development possible.

The city enforces strict codes to protect its appearance, covering things like exterior paint colors, roofing, landscaping, and signs. If your home is also in an association, it may have architectural rules of its own. For a window and door project, that means the look of the new openings matters as much as the rating.

Inland still means HVHZ

Coral Springs is miles from the ocean, but it is in Broward County, one of only two counties in Florida’s High-Velocity Hurricane Zone. Every window and door we install here is approved for HVHZ use, usually documented with a Miami-Dade Notice of Acceptance (NOA). An impact product approved only for use outside the HVHZ cannot be permitted, regardless of how far inland the house is.

Design pressures inland are often lower than on the coast, which can open up more product and size options. We match every opening to an approved product rated for its size and pressure, and two-story elevations and corners still get their own check.

HOA approval and appearance

If your home is in a community with a homeowners or condominium association, get its approval before replacing exterior windows or doors. Associations commonly regulate frame color, glass tint, grid patterns, and door styles. Send us the guidelines or the approval form; we will specify products that meet them and supply the product information the association asks for.

Permitting with the City of Coral Springs

Exterior window and door replacement requires a building permit from the City of Coral Springs Building Department, which reviews plans, issues permits, and performs inspections. Applications go through the city’s online portal. We prepare the opening schedule and product approvals, submit the application, answer plan review, and schedule inspections, and you can follow each step in your client portal.

Coral Springs questions

Coral Springs is inland. Do I still need HVHZ-approved windows?

Yes. The High-Velocity Hurricane Zone covers all of Broward County, not just the coast. Products must be approved for HVHZ use, usually shown with a Miami-Dade NOA.

Do I need HOA approval before the city permit?

If your community has an association, get its approval before work starts. The city permit and the association approval are separate. We can supply product details for both.

Who handles the permit?

We do. We submit the application to the City of Coral Springs, respond to plan review, and schedule inspections.
