Deerfield Beach · Broward County

Impact windows and doors in Deerfield Beach.

Beach condos, riverfront homes, and inland communities on the Broward side of the county line.

The county line matters

The Hillsboro River forms Deerfield Beach’s northern boundary, and it divides more than two cities: Boca Raton and Palm Beach County are on the far bank. That line changes the rules for windows and doors. Deerfield Beach is in Broward County and inside the High-Velocity Hurricane Zone; a house just across the river in Boca Raton is not. If you are comparing quotes or products with someone on the other side, the requirements are not the same.

HVHZ approval in Deerfield Beach

Broward County is one of only two counties in Florida’s High-Velocity Hurricane Zone. Every window and door we install in Deerfield Beach is a product approved for HVHZ use, usually documented with a Miami-Dade Notice of Acceptance (NOA). A product approved only for use outside the HVHZ, even an impact-rated one, cannot be permitted here.

We size each opening to an approved product rated for its dimensions and design pressure. Units near the ocean, on upper floors, or at building corners typically carry higher pressures than inland, ground-floor openings.

Beach, river, and Intracoastal exposure

Deerfield Beach has an Atlantic beachfront with a boardwalk and the Deerfield Beach International Fishing Pier, and the Hillsboro River meets the Intracoastal Waterway at Deerfield Island Park. Homes and condominiums along the beach, the river, and the Intracoastal see salt air and open-water wind, so we specify frames, finishes, and fasteners for coastal exposure, and we plan large water-facing openings around approved sizes.

Condominium communities

Condominium living in Deerfield Beach ranges from buildings near the beach to large inland communities such as Century Village. In a condo, plan on association approval before any exterior window or door is replaced. Associations often set the frame color, glass tint, and product style, and some have their own application forms and contractor requirements. Bring us the rules and we will design the replacement to them, then coordinate access, work hours, and insurance certificates with management.

Permitting with the City of Deerfield Beach

Exterior window and door replacement inside city limits requires a building permit from the City of Deerfield Beach building department, which accepts permit applications online. We prepare the application with the opening schedule and product approvals, submit it, answer plan review, and schedule inspections. You can track each step in your client portal.

Deerfield Beach questions

Is Deerfield Beach in the High-Velocity Hurricane Zone?

Yes. Deerfield Beach is in Broward County, which is in the HVHZ, so products must be approved for HVHZ use, usually shown with a Miami-Dade NOA. Boca Raton, across the Hillsboro River in Palm Beach County, is outside the HVHZ.

Can I replace windows in my condo?

Usually, yes, with association approval and a city permit. Ask your association for its window and door specifications and application form, and we will build the proposal around them.

Who pulls the permit?

We do. We prepare and submit the application to the City of Deerfield Beach, respond to plan review, and schedule inspections.
