Town of Palm Beach
Impact windows and doors in Palm Beach.
On the island, a window is an architectural decision. We prepare every project for the Town’s design review as well as its building permit.

Architectural Commission and Landmarks review
In the Town of Palm Beach, window and door replacements may require review by the Architectural Commission (ARCOM) or, for landmarked properties, the Landmarks Preservation Commission, depending on the scope of work and the products proposed. Some applications can go through the Town’s administrative review instead of a full hearing. We confirm the path with the Town’s Planning, Zoning and Building Department before we finalize the design, so your schedule reflects the review it actually needs.
What the Town asks for
- A drawing showing the location and size of each opening, with product details
- Florida Product Approval or Miami-Dade NOA documentation for every product
- Signed and sealed design wind loads based on the Town’s criteria of 170 mph ultimate wind speed and Exposure D
- A letter from your association, if the property is in one
Exposure D is the classification for open, unobstructed exposure to the water, which is why oceanfront and lakefront openings on the island face demanding design pressures. We assemble this package for you.
Preserving the architecture
Mediterranean Revival, Bermuda, and contemporary houses each call for different profiles: true or simulated divided lites, arched heads, frame colors, and glass that doesn’t read as tinted from the street. We source impact products that respect the original design, which is also what makes a design review go smoothly.
Palm Beach questions
Does replacing windows in Palm Beach need ARCOM approval?
It depends on the scope of work and the products. Some replacements qualify for administrative review; others go to the Architectural Commission or, for landmarked properties, the Landmarks Preservation Commission. We confirm which applies before we design.
Is Palm Beach in the High-Velocity Hurricane Zone?
No. The HVHZ covers Miami-Dade and Broward counties. In the Town of Palm Beach, products may be approved through Florida Product Approval or a Miami-Dade NOA, and must meet the Town’s design wind loads.
Can impact windows match my home’s original style?
Often, yes. Impact systems are available with divided lites, arched and custom shapes, and a range of frame finishes. We match the profile to the house during design.
