Replacements, remodels, and new construction, approved for the High-Velocity Hurricane Zone.

From ranch land to a city of homes

Parkland began as ranch land in northwest Broward County and was incorporated in 1963 with fewer than 100 residents. It stayed rural for decades; paved roads did not arrive until the 1980s. The city grew more than twentyfold in size during the 1970s and 1980s, and today it covers more than 8,000 acres and is home to nearly 38,000 people. Its parks still have trails used by horseback riders.

Whether you are building new, remodeling, or replacing what is there, the approvals drive the plan. Whole-home window packages, large sliding and folding doors to the pool, and statement entry doors all need products approved for their size and pressure, and it is easier to design around that from the start than to adjust later.

HVHZ approval, even inland

Parkland is in Broward County, one of only two counties in Florida’s High-Velocity Hurricane Zone. Every window and door we install here is approved for HVHZ use, usually documented with a Miami-Dade Notice of Acceptance (NOA). Being far from the coast does not change that; an impact product approved only for use outside the HVHZ cannot be permitted in Parkland.

Permits and product schedules with the City of Parkland

The City of Parkland Building Division issues building permits, and replacing exterior windows and doors requires one. The city expects every building envelope component to be approved for its use as shown on the plans, and each product’s tested pressure must meet or exceed the design pressure set by the architect or engineer.

For new construction and remodeling, the Building Division asks for a product schedule early in the process, usually before the tie beam inspection, and plans examiners must approve it before products are installed. That timing matters for builders. We work from your architect’s design pressures, prepare the product schedule with the approvals for every window and door, and get it in front of the city early, so installation is not waiting on paperwork. See how we work with project teams on our builders and architects page.

HOA approval

If your home is in a community with a homeowners association, its approval is a separate step from the city permit. Associations commonly regulate frame color, glass tint, grid patterns, and door styles. Send us the guidelines and we will specify products that meet them and supply the documentation the association asks for.
