Boca Raton · Palm Beach County

Impact windows and doors in Boca Raton.

From the Intracoastal to West Boca, the right approved product for every opening.

Outside the HVHZ, but not outside the rules

Boca Raton is in Palm Beach County; the Hillsboro Canal at its southern edge is the line with Broward. That puts it outside Florida’s High-Velocity Hurricane Zone, which covers only Miami-Dade and Broward. Here, a window or door can be permitted with a Florida Product Approval or a Miami-Dade Notice of Acceptance (NOA).

Wider approval options do not mean lower standards. Each opening still has to meet its required design pressure, which depends on the home’s location, height, and the position of the opening on the building. A Florida-approved product that works on an inland ground floor may not be rated for a large opening facing the water. We size every opening and match it to an approved product that meets its pressure.

City of Boca Raton or Palm Beach County?

Many homes with a Boca Raton mailing address are outside the city limits, including in West Boca. That changes who issues the permit:

  • Inside city limits: building permits and inspections through the City of Boca Raton’s Development Services.
  • Unincorporated areas: permits through Palm Beach County’s Planning, Zoning and Building Department.

We confirm the jurisdiction from your property record before we quote, prepare the application with the opening schedule and product approvals, respond to plan review, and schedule inspections. You can follow each step in your client portal.

On the water

East Boca has an Atlantic beachfront, the Intracoastal Waterway, Lake Boca Raton, and the Boca Raton Inlet. Homes and condominiums there face salt air and open-water wind, and their best rooms usually have the largest openings. Multi-panel sliding glass doors, folding doors, and oversized fixed glass are all possible when the system is approved for that size and pressure. We specify frames, finishes, and fasteners for coastal exposure.

Architecture, HOAs, and condos

Architect Addison Mizner designed many of Boca Raton’s early buildings in the Mediterranean Revival style. Homes in that style often have arched openings and divided lites, and we can match those profiles with approved impact products rather than defaulting to plain rectangles.

Condo owners usually need association approval before replacing windows or sliding doors, and homes in communities with an HOA typically need its sign-off on frame color, glass, and style. Send us the specifications and we will design to them and coordinate with management on access and insurance certificates.

Boca Raton questions

Do I need a Miami-Dade NOA in Boca Raton?

Not necessarily. Boca Raton is in Palm Beach County, outside the High-Velocity Hurricane Zone, so a Florida Product Approval or a Miami-Dade NOA is accepted. Either way, the product must meet the design pressure required for each opening.

My address says Boca Raton. Does the city issue my permit?

Only if the property is inside city limits. Many homes with a Boca Raton address, including in West Boca, are in unincorporated Palm Beach County, where the county issues permits. We confirm this before quoting.

Can impact windows match a Mediterranean-style home?

Often, yes. Arched tops, divided lites, and specific frame colors are available in approved impact products. We match the look to the home and confirm the approval covers each shape and size.
